Why the bigha is different in every state
The bigha is a traditional land unit that was never standardized nationally. In West Bengal and Assam one bigha is 14,400 sq ft, in Bihar, Jharkhand and the pucca bigha of Rajasthan about 27,225 sq ft, in Gujarat and the kaccha bigha of Rajasthan 17,424 sq ft, in Madhya Pradesh about 12,000 sq ft and in Himachal Pradesh 8,712 sq ft. Uttar Pradesh varies the most: eastern and central districts use about 27,000 sq ft while some western districts use a bigha of around 6,750 sq ft. Always choose the state before converting.
Units that are the same everywhere
Some land units have fixed legal definitions: 1 gaj = 1 square yard = 9 sq ft; 1 guntha = 121 square yards = 1,089 sq ft (1/40 acre); 1 cent = 1 decimal = 435.6 sq ft (1/100 acre); 1 ground = 2,400 sq ft; 1 marla = 272.25 sq ft; 1 kanal = 20 marla = 5,445 sq ft; 1 acre = 43,560 sq ft; 1 hectare = 10,000 m², about 2.471 acres.
Worked example
A plot of 2 bigha in West Bengal is 2 × 14,400 = 28,800 sq ft, which is 40 katha, 3,200 gaj, 66.1 cent or 0.661 acre. The same 2 bigha in Bihar is about 54,450 sq ft — 1.25 acres — almost twice as large.
Katha, biswa and dhur
Bigha is divided into smaller local units. In West Bengal 1 bigha = 20 katha (720 sq ft each), while in Assam 1 bigha = 5 katha (2,880 sq ft each). In Bihar 1 bigha = 20 katha and 1 katha = 20 dhur. In Uttar Pradesh and Rajasthan the bigha is divided into 20 biswa. Because these sub-units follow the local bigha, they differ between states too.
